Project Description

Landev Engineers provided civil engineering services for the 30,000-square-foot, two-story Atascocita Medical Office Building project located in Harris County that was constructed on a 2.0-acre tract. The parcel was a part of a larger developments that included a Lifetime Fitness and other pad tracts for development. The building was designed to allow special medical equipment to be placed within the facility. Since the facility was a medical office building, special attention was given to the Americans with Disabilities Act (ADA) requirements for accessibility ingress and egress.

 

The design consisted of on-site potable water, fire sprinkler supply line, water meters, and sanitary sewer service; on-site paving, grading, and drainage design; agency and project coordination; stormwater pollution prevention plan; and construction administration. A minor traffic analysis was performed for the existing left-turn lane on West Lake Houston Parkway. The analysis was requested by Harris County for determination of available storage capacity within the left turn bay. The study confirmed the existing left-turn bay had enough capacity for the future trips generate to and from the proposed medical office building. The design was reviewed and permitted through the Harris County and the Municipal Utility District (MUD) providing water and sanitary sewer service.

 

The tract of land was included in an existing regional detention basin drainage area. The project was grandfathered under an existing stormwater quality feature, and the property was exempt from having an on-site detention basin.
