Commercial World Champion Centre
Retail is driven by location and demographics. Retailers depend on population, employment and happy consumers. While the global pandemic changed retailing in 2020, economists and analysts appear confident that 2021 will see a strong recovery in this sector, due to widespread vaccination and pent-up demand.
R.G. Miller provides design to more than 500,000 square-feet of commercial/retail developments every year. Our engineers have worked with some of the largest commercial retail developments in Houston, including Village Plaza at Bunker Hill, Northline Mall Redevelopment (Northline Commons), Atascocita Commons, Woodlands West Village and Shops at Bella Terra.
SUSTAINED ANNUAL POPULATION GROWTH IN THE HOUSTON METROPOLITAN REGION IS BRINGING WITH IT A NEED FOR EXPANDED EDUCATIONAL FACILITIES- NOT JUST FOR K-12 SCHOOLS, BUT ALSO FOR INSTITUTIONS OF HIGHER LEARNING.
According to the U.S. Census Bureau, Texas has the largest annual state population growth in the country, with metropolitan areas such as greater Houston-comprising Harris, Montgomery, and Fort Bend counties- Leading the way. This growth is due both to net migration, domestic and international, and a relatively young population contributing to a healthy birth rate.
The resulting population growth has strained the region’s school systems, resulting in the construction, expansion, and renovation of their educational facilities. The region’s colleges are also expanding, with new construction a constant on local campuses.
Over the years, R.G. Miller Engineers has provided a wide variety of site development services to public and private K-12 school systems, colleges, and universities. Our experienced staff can address each client’s specific project needs, beginning with reconnaissance level investigations and feasibility studies and continuing through final design and construction. This expertise, combined with our excellent working relationship with representatives of school communities, has been essential to our success in providing quality services to educational facilities.
Our commitment to best practices and our leadership in sustainable design and infrastructure result in innovative site planning, offering the resources to meet the current and future needs of both students and faculty.
Emerus Emergency Hospital
Aging seniors alone place a significant strain on our medical facilities, and by 2030 this population is anticipated to grow from the current 50+ million to 78+ million seniors. In response, Senior and Assisted Living facilities are finding their place in and around Houston communities.
Many healthcare systems are responding with acquisitions, consolidation and efficiencies. Healthcare hubs at the TMC continue to increase and expand their satellite support facilities, requiring the design and construction of expanded emergency rooms, professional medical office buildings, and 24-hour emergency centers conveniently located in corner shopping centers and within the immediate community. R. G. Miller has provided site consulting services to numerous medical facilities, including University General, Emerus Emergency Hospital, and 1960 Family Medical Center.
Cypress Creek Apt
Real estate was a bright spot in Houston’s 2020 economy with a 10.5 percent increase in home sales over the previous year. In 2021, the demand for single-family homes will continue to exceed supply, driving up prices and pushing people who can’t afford to buy into multi-family rental units, creating a continued strong market for multi-family housing. R. G. Miller is well-positioned to keep up with this market’s demand, having designed thousands of rental units over the past several years.
With office renewal rates climbing, many of R. G. Miller’s clients are developing new, pre-leased buildings, with activity focused on the suburbs, the Galleria area and the Central Business District.
This expanding business sector must contend with increasing operating costs for utilities and taxes, with many new buildings requiring energy efficiencies and LEED certifications. Our firm can assist in obtaining LEED credits for sustainable sites based on U.S. Green Building Council requirements.
R. G. Miller understands the challenges faced by the office developer, which include too few affordable sites with available utilities; rising development costs for land and materials; and local and out-of-state competition. Our firm can assist clients in their due-diligence process for site selection and offer solutions to these cost demands and project schedule deliveries.
Our engineers have provided consulting services to some of the largest developments in the Houston metropolitan area, including Energy I and II, Jacobs Engineering (Houston Headquarters), the Halliburton Campus Redevelopment, FMC Technologies, and One Oak Park.
