Office

In the past several years, the rapid growth of Houston’s energy industry has meant expansion in many other business sectors as well. This, in turn, has led to the need for additional office space, and the office market has responded with a healthy dose of development.

With office renewal rates climbing, many of R. G. Miller’s clients are developing new, pre-leased buildings, with activity focused on the suburbs, the Galleria area and the Central Business District.

This expanding business sector must contend with increasing operating costs for utilities and taxes, with many new buildings requiring energy efficiencies and LEED certifications.  Our firm can assist in obtaining LEED credits for sustainable sites based on U.S. Green Building Council requirements.

R. G. Miller understands the challenges faced by the office developer, which include too few affordable sites with available utilities; rising development costs for land and materials; and local and out-of-state competition.  Our firm can assist clients in their due-diligence process for site selection and offer solutions to these cost demands and project schedule deliveries.

Our engineers have provided consulting services to some of the largest developments in the Houston metropolitan area, including Energy I and II, Jacobs Engineering (Houston Headquarters), the Halliburton Campus Redevelopment, FMC Technologies, and One Oak Park.
