Final Phase of Del Webb-The Woodlands to Begin in 2019
R.G. Miller Engineers has been working with PulteGroup, Inc. on its new Del Webb retirement community in The Woodlands.
Del Webb is a unique concept of community-style living designed for active adults, 55 years of age and older. Del Webb communities have been implemented in other locations, such as Del Webb-Sweetgrass in Rosenberg, Texas, and Del Webb-Rancho Lago in Vail, Arizona.
Work on the project began with land development. First, an RGME land planner worked to integrate the project’s existing features and design into an efficient, but elegant land plan.
There were two major challenges: storm water detention and the existing wetlands running through the center of the tract. There is an existing floodplain located in the northern portion of the development. To fully utilize the developable acreage, we designed a detention system that would place the limits of the detention within the floodplain so that none of the developable land was impacted and the detention requirements were satisfied.
The tract also had existing wetlands within the area planned for detention. RGME worked with PulteGroup to modify the land plan to create a park-like system, with trails and elevated walkways that turned undevelopable land into a beautiful amenity.
RGME is currently designing infrastructure for the project.
